Refinance Closing Costs (2026)
Last reviewed October 24, 2026
Refinance closing costs run 2–5% of the loan amount, commonly $2,000–$5,000+. Bankrate's national analysis puts the average refinance at $2,403 with taxes and recording included ($1,870 without). Whether a refi is worth it comes down to one division: costs ÷ monthly savings = your break-even month.
The line items
| Item | Typical range | Notes |
|---|---|---|
| Origination (0.5–1% of loan) | $500–$1,500 | Lender fee norm; only the 3% QM points-and-fees cap is a rule. |
| Appraisal | $300–$700 | Often waivable on rate-and-term refis (FHA Streamline / VA IRRRL have no appraisal). |
| Title search + lender's title policy | $700–$2,000 | A new lender policy is usually required even with the same lender. |
| Credit report | $30–$75 | The only fee collectible before the Loan Estimate (CFPB). |
| Recording fees | $100–$300 | County schedules vary. |
| Attorney fee (attorney states) | $500–$1,000 | Only in states where an attorney conducts closing. |

The break-even math
Months to break even = total refinance closing costs ÷ monthly payment savings. Worked example from the cited data: $3,600 in costs ÷ $150/month saved = 24 months. The standard decision rule: a refinance only pays if you stay in the home past break-even. Our refinance break-even guide and refinance calculator run the full math on your loan.
Rate-and-term vs cash-out
- Rate-and-term: max LTV 95–97% on conventional primary homes; the appraisal is often waivable (FHA Streamline and VA IRRRL require none).
- Cash-out: capped at 80% LTV (conventional + FHA); rates carry a +0.125–0.50% loan-level adjustment; appraisal mandatory; and percentage fees are computed on a bigger loan, so the total is higher.
- VA/FHA tiers: the VA IRRRL funding fee is 0.5% vs 2.15–3.3% for VA cash-out — verify current figures at va.gov before relying on them.
What no calculator can know in advance
Lender fee stacks vary (0.5–1% is a norm, not a rule), title premiums follow state rate models with no national formula, and county/city add-ons can exceed the state rate. This page estimates; the Loan Estimate — due within 3 business days of application, with Section A fees locked from estimate to closing absent a valid changed circumstance (CFPB zero-tolerance rule) — is what you'll actually pay.
